Refinance

Should you refinance? Find out in three minutes.

This 3-minute guide is an informational estimate, not a mortgage application.

What's your current mortgage rate?

A rough band is fine.

Refinancing replaces your current mortgage with a new one, usually to lower the rate, shorten the term or take cash out of your equity. It makes sense when the savings pay back the closing costs well before you plan to sell or move. The three-minute check above shows whether yours is worth a closer look.

When does refinancing make sense?

When the monthly savings pay back the closing costs well before you expect to sell or refinance again. I work out that break-even point with you before you commit to anything.

What is a cash-out refinance?

A new, larger loan that pays off your current mortgage and gives you the difference in cash. People use it for renovations, to pay off higher-interest debt, or for large expenses. It also means a bigger balance, so do it for the right reason.

Will this refinance check affect my credit?

No. The check on this page doesn't pull your credit. A credit check only happens later, if you decide to apply.

Can I refinance a VA or FHA loan?

Yes. Both have streamlined refinance options, the VA IRRRL and the FHA Streamline, which can mean less paperwork. I'll check whether your loan qualifies.

How much does it cost to refinance?

Closing costs depend on the loan size, the lender and the state. You'll get an itemised Loan Estimate up front, so you can see the break-even before you decide.
