Condotels & second homes
Yes, you can finance a condotel. Not every lender will.
Condotels, non-warrantable condos, and second homes trip up most lenders. I finance them regularly across Kihei, Wailea and Kāʻanapali. Bring me the building and I'll tell you within a day whether it works and on what terms.
Yes, you can finance a condotel, but most standard lenders won't, because condotels are usually non-warrantable: the building doesn't meet Fannie Mae and Freddie Mac guidelines. Specialist programmes do lend on them, usually with a larger down payment. The building matters as much as the buyer, so I check the building first.

What is a condotel?
A condominium unit in a building that runs like a hotel, with a front desk, a rental programme and short-term guests. You own the unit, and it's often rented out when you aren't using it.
Why won't most lenders finance a condotel?
The building usually doesn't meet Fannie Mae and Freddie Mac guidelines, often because of the hotel operation, short-term rentals or how the association is run. Those loans can't be sold on the usual market, so many lenders simply say no.
How much down payment does a condotel need?
More than a typical condo. The amount depends on the building, the programme and your credit, and I'll tell you before you make an offer.
What's the difference between a second home and an investment property?
A second home is one you use yourself for part of the year and don't rent out full time. An investment property is bought mainly to earn rent. The difference changes the pricing, the down payment and the paperwork, so it's worth getting right from the start.
How do I know if my building can be financed?
Send me the building name and unit number. I'll check it against the programmes I work with and tell you within a day whether it works and on what terms.
