Buying on Maui

Same loans as anywhere. Four things work differently here.

I live and work in Kihei. Most surprises I see on Maui purchases come from the same four places. Here they are, so you can ask about them before you write an offer, not after.

Buying on Maui uses the same loans as anywhere else, with four local wrinkles: some land is leasehold rather than fee simple, many prices pass the conforming loan limit, a lot of condos are non-warrantable, and insurance can change what you can afford. None of these is a deal-breaker if you know about it before you make an offer.

What's different on Maui

Fee simple or leasehold

Fee simple means you own the home and the land. Leasehold means you lease the land for a set term. Standard loans can still work, but the lease generally has to run at least five years past the end of the mortgage. The listing should say which it is. I check the lease term first.

The loan limit

$1,299,500

Maui County's 2026 conforming loan limit for a single-family home, set by FHFA. It's higher than Oʻahu, Kauaʻi and Hawaiʻi Island ($1,249,125). Borrow above it and you need a jumbo loan, which usually asks for more down and more in reserve.

Condos and condotels

Many resort buildings are non-warrantable: they don't meet Fannie Mae and Freddie Mac guidelines, so most lenders say no. Specialist programmes still lend on them. How condotel loans work.

Insurance

If the home sits in a FEMA flood zone, the lender will require flood insurance. Hurricane cover is often separate from a standard policy. Get quotes before you're in escrow: the premium is part of your monthly payment, and it changes what you can afford.

Loan limit source: Federal Housing Finance Agency, conforming loan limits for 2026. Limits change each January.

What is leasehold, and can I get a mortgage on it?

Leasehold means you own the home but lease the land under it for a set number of years. Standard loans can work, but the lease generally has to run at least five years past the end of the mortgage. I check the lease term before you write an offer.

What happens if the price is above the conforming loan limit?

You'd need a jumbo loan for the part above the limit, or for the whole amount. Jumbo loans usually ask for a larger down payment and more savings in reserve. Maui County's limit is higher than most of the country's, so fewer homes cross it than you might think.

Why do some Maui condos need a different loan?

Many resort buildings don't meet Fannie Mae and Freddie Mac guidelines, often because of short-term rentals, a hotel desk or how the association is run. Those condos are non-warrantable, so they need a specialist programme. Send me the building name and I'll check it.

Do I need flood insurance on Maui?

If the home is in a FEMA special flood hazard area and you're using a standard mortgage, the lender will require it. Look up the flood zone for the address early, and get insurance quotes before you're in escrow, because the premium is part of what you can afford.

Can I buy on Maui if I live on the mainland?

Yes. I work by phone and video, and most of the paperwork happens by email and e-signature. Whether the home will be where you live, a second home or a rental changes the loan, so tell me how you plan to use it.
